When You Need Shingle Roof Repair
A good, solidly constructed roof over your property is of critical importance if you want a safe, comfortable and leak-free home. Here's how to recognize and handle potential problems before they turn into bigger, more expensive ones. Issues that will require a roof repair contractor to tear down your old roof and replace it.
How Old is Your Roof?
A correctly installed asphalt shingle roof should have a lifespan of between 20 and 25 years. says The National Association of Home Inspectors. If your roof is older than 20 years, there could be issues — even if it looks okay from the exterior.
You Have Cracked or Broken Shingles
Asphalt shingles become cracked usually from high wind damage. If your roof only has a few cracked shingles you should absolutely get them replaced. However, If you have cracked or broken shingles that aren’t in just one one isolated area and they’re scattered pretty randomly throughout your roof, it's probably a serious sign that you should start thinking about replacing all the shingles on your roof.
You Have Curled Shingles
There’s a couple of different ways that asphalt shingles can curl: Cupping is one, which occurs when the shingles edges turn upward; and there's also clawing, where the edges stay flat and the middle of the shingle rises up. Both of these issues could be signs of deterioration and show that problems — leak potentially — are going to happen soon, according to the National Roofing Contractors Association.

You Have Shingle Granules Accumulated in Your Gutter
If your asphalt shingle roof is fairly new and you find some granules accumulating in your gutters, there's probably nothing to be concerned about. They’re likely just loose or extra granules. However, if your roof is 10 or more years old, they could be an indication of a bigger problem. The granules on the shingles help to deflect the sun from the asphalt in the shingles. Once the granules deteriorate and fall off, the shingles start to heat up from the sun and will start to break down in a hurry.
You Have Shingles That are Misplaced
There shouldn’t be a problem functionally, with replacing several shingles in locations throughout your roof. However, Its almost impossible to match colors with newer shingles on an older roof, so be prepared for that. Shingle colors have evolved pretty significantly over time. Also, the colors of the shingles on your roof will change slightly over the years due to weathering.
You Can See Daylight Streaming Into Your Attic
You know that this isn't a good sign, because, of course, it isn’t. If you see light streaming in, that means rain, cold air, and snow will be able to also. After checking for light, make sure to also look for moisture stains. If you find any water staining, keep an eye on it over the next several storms and rainfalls. If they morph into different shapes and sizes, it probably means you have an existing leak coming into your attic through your roof.
Your Roof Has Moss or Algae Growing On It
This is actually not a huge problem but could cause the shingles to deteriorate more quickly. It's really a temporary cosmetic problem. You could choose to replace your shingles just because you don't like the way it looks with some of the newer shingle designs that are moss and algae resistant. No matter what, don't become a do it yourself roofer by power washing or scraping the moss or algae off the roof. Doing this would be a good way to remove all the shingle’s granules, which will essentially make your shingles useless and need to be replaced anyway.
Your Roof is Sagging
A sagging roof is definitely a serious matter. A sagging roof usually means you have a structural problem that needs to be addressed. You could have an issue with your decking in the attic or, possibly, and worse, with the supports in the foundation of your property. It doesn’t necessarily mean that you or your family is in immediate danger, but Its the type of problem that's much easier to remedy when it's small and localized, than when it has progressed and grown into a major and expensive project.
