We can definitively say that foam roofing systems are much easier to maintain and repair than other types of roofs. While built-p roofs and single ply roofs have to be removed and replaced when their lifespan is over, repairing and re-coating a foam roof can help it last up to 40 years or more.

As we mentioned, if the coating for a foam roof is properly maintained, it will last a long time. All that’s needed is to clean, prime and re-coat it every 5-10 years, depending on the type of coating it has.  Making unnecessary repairs will result in leaks and roof issues. Polyurethane foam is sprayed directly on top of the walls and floor as a liquid and quickly solidifies into a thick, hard insulation.
There are two categories of foam: half-pound open-cell foam and higher density, two-pound closed-cell foam. Both act as a solid air and water barrier combined. Half-pound can be used in insulating interior walls, doing a better job than fiberglass, but it falls short compared to two-pound closed-cell, which makes a property more airtight than other types of insulation. Another positive is it’s also resistant to mold, unlike fiberglass and cellulose, which can trap unwanted moisture and organic material.

A foam roof, like most other roofing systems, expands and contracts as the weather changes. So, its critically important that the protective coating is able to expand and contract with the foam or it can be seriously damaged and result in cracks or delaminating.

One thing foam roofing needs is protection from the sun’s ultra-violet rays, water and foot traffic. So, once the foam has been applied to the correct thickness and finish, a protective layer of elastomeric coating, or gravel, is applied. This protective layer produces a durable weather resistant surface that can be walked on for normal maintenance. By applying this coating, it helps to protect and seal the foam from damage. Spray foam roofing has three main energy saving features:

    1.    Heat Transfer: Heat transfer is blocked by the high R-value of closed cell spray foam,  as much as double that of other traditional roofing materials.
    2.    Blocking Air Leaks: Homes can gain or lose much heat through leaking air. Foam roof systems create a seamless, solid surface that does an excellent job of creating air barriers. Its self-flashing and adds protection against water and air leaks around HVAC vents, skylights, chimneys and other roof penetrations, which are typically the biggest problem areas on  your roof.
    3.    Heat Reflection: The light or white coating on a spray foam roof is more reflective than other types of roofing systems. Some areas of the country require these types of coatings. Also, they are proven to lower the heat-island effect in bigger cities.
