Paradise Valley Foam Roof Repair

Foam Roof Repair When You Need It

Foam roofing has a lot of advantages over other kinds of flat roofing systems. Because of these advantages, more than 90% of new flat roofs in Arizona are foam as the application of choice.

It usually costs more than other types of flat roofing systems, but what is the actually cost?

It depends on a lot of different things. The first step you should take is getting an estimate from a professional, qualified foam roofing contractor, maybe from more than one, to get a good idea of what it will cost to apply a foam roof on on your home.
If your current roof is in good enough shape, depending on its size, your estimate will probably besomewhere between $5,500 to $15,000+.

But, if your existing roof needs repair, it will need to be done before a foam roofing company applies a new foam system. That could mean tearing off your old roofing system before installing the new one.
But, lets assume that your existing roof is ok and ready to go. The final price of the new roof will be affected by several things:

    •    The square footage of the roof
    •    How complicated the roof’s features and angles are
    •    The foam roofing contractor themselves

Polyurethane foam is sprayed directly on top of the walls and floor as a liquid and quickly solidifies into thick, hard insulation.
There are two categories of foam: half-pound open-cell foam and higher density, two-pound closed-cell foam. Both act as a solid air and water barrier combined. Half-pound can be used in insulating interior walls, doing a better job than fiberglass, but it falls short compared to two-pound closed-cell, which makes a property more airtight than other types of insulation. Another plus is that it’s also resistant to mold, unlike fiberglass and cellulose, which can trap unwanted moisture and organic material.

Protective Coating Is Needed
Foam roofing needs protection from the sun’s uv rays, water and foot traffic. The coating helps to protect and seal the foam from damage. Some of these roof coatings will add strength to the roof itself and the property’s structure.

We will help you get the most from your investment. Once the foam has been applied to the proper thickness and finish, the protective layer of elastomeric coating, or gravel will be applied. This protective layer produces a durable weather resistant surface that can be walked on for regular maintenance.

The most common coatings used over sprayed foam and other roof deck surfaces is light or white in color. These are the most common types:

    •    Acrylic Roof Coatings
    •    Silicone Roof Coatings
    •    Urethane Roof Coatings
    •    Polyurethane Roof Coatings

A foam roof, like most other roofing systems, expands and contracts as the weather changes. So, its extremely important that the protective coating is able to expand and contract with the foam or it could result in serious damage and cause cracks or de-laminating.

Choosing the Right Foam Roof Repair Contractor

When you get competing roofing quotes, there could be a wide disparity between the lowest and highest. One may stand out as be much less than the others. You would think that a lower offer would be a good thing and save you a lot of money, but, you need to be careful and understand the reasons that each estimate was quoted the way it wa

The lowest estimate may be because the contractor isn’t using the same quality of service and materials as the higher estimating companies are. Spray foam installation takes a lot of experience to be applied correctly on a consistent basis, so it makes the foam roofing company you choose to apply the foam to your roof a critical factor in it being done the right way. In fact, it is the most important factor. So, our advice is don’t just hire the lowest bidder because of the price. Do your due diligence and make an informed, intelligent decision.

There are several items that affect the quality of the application of foam to your roof:

    •    Having subcontractors instead of the main roofing contractor doing the application.
    •    Whether the roofing company you hire is licensed, bonded and insured. No matter how much money it saves, don’t ever   hire a contractor that isn’t properly licensed and insured.
    •    Whether you get a warranty for labor and not just for the materials.
    •    Whether the contractor is disposing of the discarded roofing materials properly.

As you can see, taking all things into consideration, the lowest estimate won’t always be the best one to accept.  Get several estimates, read the agreements carefully, then make a thoughtful, informed decision for your best choice.
